Q: What is a home inspection?

A: A Home Inspection is an impartial third-party, visual evaluation of the physical structure and systems of a home, from the roof down to the foundation. The standard home inspection report will include an evaluation of the condition of the homes foundation, grading and drainage, roof and chimney, exterior wall condition, interior conditions, plumbing system, heating and cooling systems, electrical system, attic, basement and/or crawl space, doors and windows. If problems or symptoms are found, the inspector will refer you to the appropriate specialist or trades person for further evaluation.

Q: Do I need to attend the inspection?

A: No. Though it is highly recommended we understand it is not always possible. To get the most out of a home inspection the inspector likes the buyer to be present to address any questions that may come up when a problem is discovered.

Q: How long does a home inspection take?

A: A typical home inspection can take 2 to 4 hours depending on the age, size and condition of the home, with the average being about 3 hours.

Q: How much does it cost?

Q: Can a house fail an inspection?

A: No! A professional home inspection is a visual examination of the current condition of the property you are buying. It is not an appraisal which determines the value of the home, a municipal inspection to determine taxable value or a code inspection to determine if the home meets todays standards.
